We purchased this charming cottage for a rock-bottom price as it was in an unmortgeagable condition, stripped back to brick, with no bathroom, no working electrics and no heating. It used to be a cannabis farm! We not only installed a new bathroom, kitchen and central heating, but we also wanted to restore this character property to its former glory by sanding and staining the original floorboards, putting a solid wood fireplace and tiling around the hearth. It has been rented out since, with no voids.

The renovation included structural changes such as knocking a load-bearing wall down and installing an RSJ to create an open plan kitchen-diner, rebuilding the back porch to create a utility area and replacing some doors and windows. We purchased this 2 bedroom house in the heart of Swansea in 2015. It was in a very run-down condition and due to the bad smell when we first viewed it, we nicknamed it ‘the stinky house’. After 5 weeks renovation including a full rewire, replaster and redecoration the house changed beyond belief. The bad smell disappeared completely and this property is now one of our best-performing rentals.

This was one of our smallest projects we have done as we have managed to keep the existing kitchen units and the bathroom suite. However, the house was fully rewired and redecorated and got new flooring throughout. We also repaired the decking area outside and fenced the garden.

The house have undergone a full renovation and we converted the loft into the fourth bedroom by following the Building Regulations and having the job singed off by an inspector. We bought this repossessed property at a discounted price at the end of August 2016. Many buyers were put off by the leaking roof and water ingress as well as broken boiler and leak in the bathroom. On the first day of a project, we made a live video to show the ‘before’ condition. We were contacted by a potential tenant who watched the video and agreed the tenancy at the very start of the renovation. We were under a lot of pressure to complete the renovation in under 4 weeks but we managed to finish on time for the tenants to move in on 1st of October. We have fixed the roof, landscaped the garden and gave the house a ‘face-lift’ by decorating the exterior. We installed a new boiler. We have also rewired the property, re-plastered and redecorated the interior, tiled the floors, restored the original parquet flooring to its former glory, updated the bathroom and kitchen.
