We offer a complete project management and renovation package at cost price.

We are different from most other builders. As property investors ourselves, we provide a unique service with total transparency. We don’t add any mark up, so you will get access to our trade prices with suppliers on all materials. All we charge you is a fixed weekly project management fee, agreed in advance.

What makes us unique
No mark-up!

We will only charge you a fixed weekly project management fee, so you get the renovation at cost price and access to great prices from our suppliers. Our terms have been negotiated down over years and are second to none. Along with your progress report and pictures, every Friday you will get a spreadsheet with a breakdown of costs and copies of receipts.

Speed and efficiency

We will make the process as hassle-free for you as possible. Thanks to our unique project management method, a typical straightforward renovation (rip-out and fix up refurb) takes us no more than 5-6 weeks.

Transparent process

The project and process is completely transparent. You will get weekly reports with pictures and a spreadsheet with breakdown of all costs to date. We also encourage as many site visits as you would like. After all, it’s your house and we want you to be happy.

You’re in control!

Our service is tailored to you. We welcome your involvement, at whatever level you’re comfortable with. As a minimum – you will get a weekly progress report with pictures and breakdown of costs to date. If you want more involvement, we can accommodate this, up to daily phone calls over tiles, bathroom suite choice, kitchen range, worktops colours, etc.

Clear communication

We commit to answering your phone calls. You will have phone numbers for both Lloyd on site and Marta in the office. If we can’t pick your call up straight away, we promise to return it within 2 hours.

Manageable stage payments

You will never be surprised with a large bill at the end, as you will be paying in stages, on progress. This will typically be weekly payments by BACS when we email the progress report with pictures, the spreadsheet with a breakdown of costs to date and copies of receipts. Weekly payments allow us to pay our team weekly, which is what they expect.

Written contract for each project

We will draw a contract of works for each project. This will include our terms and conditions, so there are no surprises and everything is in black and white.

Full commitment!

We only ever take work on that we can give 100% to. We run every project as if the property was our own. Lloyd is on site most days personally coordinating trades, troubleshooting and ensuring that every project runs smoothly and efficiently.

House staging services

Optionally, we also offer an additional house staging (house dressing) service if the project is a flip. Research has proven that staged houses sell faster and achieve better prices. In our experience as property developers, staging has worked very well for us. Our record was an offer for the full asking price within 4 days (in a slow market!)
